
Full home renovation for a modern craftsmen
Overview
Queen Elizabeth, resting on the rolling hills of the Wakefield Chapel neighborhood, was a builder-grade quality style home. Originally, this home was built as an inexpensive production house resembling one of a dozen other models in the neighborhood. We took the house through a full transformation to enhance the overall quality of the structural components while creating a custom appearance that makes it one of a kind. Our customers were thrilled to better meet the needs of their large family and allow for more room to entertain friends and business associates.
Challenges
- Poorly built construction: After plans were created, construction began. However, during the demolition phase, we soon realized that the existing house was poorly constructed, with stud walls turned sideways and structural support members not in alignment between the three floors. In addition, the architect incorrectly measured multiple areas, resulting in problematic blueprints.
- Loose Soil: Another challenge on this job was the soil surrounding the house, which was mostly backfill, not original soil. County code requires footings to be placed in original soil.
- Homeowners living in-house during construction: The owners and their family needed to stay in the house during the 8 month remodel and addition; so, Horizon staged the project to work around the family and their schedule as we built their dream home
Solutions and Features
- Updated Site Plans: After several meetings with the owners and architect to reassess the project, we ultimately resulted in changing the floor plan to meet the desires of the owners and, at the same time, reflect the actual site conditions. Horizon guided the owners as they compromised but created a better plan within code and inclusive of space allowances for high-end plumbing fixtures.
- Foundational Enhancement: To address the complication of poor foundational soil, Horizon Building Corporation engaged a soil scientist to test the depth of the fill. We then contracted a structural engineer to design a proper structural footing to meet the safety requirements.
- Stone Patio: After the remodeling was completed, the owners extended the job to build an extensive backyard living area with a fire pit, large seating area, built-in barbecue, pergola, retaining walls, and wide doors that can open to the house, creating a wonderful indoor/outdoor social area.
