Overview
Custom home building in Arlington Virginia is never straight forward, but we don't build homes because it's easy. After a relentless pursuit of county approval, we built our customer 5,000 square feet of modern, hosting-ready, craftsmanship.
Challenges
- Tight working conditions: In Arlington Virginia, most properties are small. However, when the client wants a 5000 sq' house and a detached garage there are always challenges. Tight working conditions, parking constraints, and low overhanging cable lines all played a part in the difficult working conditions of this project. Fortunately the neighbors and the homeowner were all accommodating and understanding of the challenges.
- Permitting: Historically, Arlington County makes acquiring any sort of residential building permit extremely difficult. It takes many alterations and lots of time to get started on a project. This particular project took over a year to acquire a permit due to the total land disturbance of the property.
- Stormwater: This project was so large in relation to the lot that the client needed 11 stormwater facilities to accommodate the run off of his house. Not only is this a large expense, but it is also difficult to fit all these facilities into one lot. However, we were able to complete it and hide most of the facilities behind a beautiful stone veneer or underground.
Solutions and Features
- Insulation: One of the issues with living in congested areas is the sound. This client really prioritized privacy. And to cut back on the surrounding sound, we installed cellulose insulation in all the exterior walls, interior walls, and between the floors. Bringing a cozey and homey feeling unheard of in the area.
- Activwall: This client likes to entertain. We were able to provide him with an Activwall window. This enabled him to combine his exterior and interior spaces, allowing him to pass items through and socialize with friends and family outside while dinner is being prepared inside. It's a highly demanded item and one we have become accustomed to installing.
- Exterior Stone Veneer: We spent a lot of time and effort on the curb appeal of this house. We met the client at Sisler's Stone to analyze different stone veneers. We traveled to Hicksville Lumber to collect knot-free true-cedar columns. We also spent countless hours finding a way to make the front planter boxes blend seamlessly into the veneer. The end result is exactly what the client wanted and is used as a prime example on how to build a new house in the Arlington area.
